Dubai Healthcare City has broken ground on Dubai Creek Gardens, a residential development along Dubai Creek carrying an investment of AED3 billion. The project, built by Global Partners Ltd within DHCC Phase 2, will bring more than 1,400 homes to a stretch of the emirate's healthcare and wellness district, alongside retail and dining spaces designed for the people who will live there.
What makes the project stand out on paper is its scale of open space rather than built space. The development spans more than 127,000 square metres, and 70% of that land will be given over to landscaped gardens, parks, sports facilities and wellness-focused areas rather than towers and car parks.
A different approach to density
Bader Saeed Hareb, Executive Chairman of Global Partners Property Fund II, said the project marks a shift away from how much of Dubai's residential market has been built until now. "Dedicating 70% to landscaped gardens is a deliberate departure from the density-first model that has defined much of the market and reflects how we believe the next generation of institutional-grade residential products in Dubai should be built," he said. He added that the fund chose DHCC Phase 2 for its location and the chance to build a residential destination tied into the district's healthcare and lifestyle offering.
