Dubai Land Department has launched a new digital platform called 'Initial Registration', aimed at making life easier for property developers by combining several previously separate processes into one system.
The platform brings together project registration, real estate transaction registration, and escrow account management under a single digital roof. For developers, that means fewer separate approvals to chase and less duplicated paperwork.
How the AI Speeds Things Up
At the core of the platform is artificial intelligence that reads documents such as Emirates IDs, passports, and sales contracts, pulling out the relevant information and filling in fields automatically. The idea is to cut down on manual data entry, one of the biggest sources of delay and error in property transactions.
DLD says the platform is designed to increase the rate at which applications are accepted the first time round, reduce the number of follow-up enquiries developers face, and generally speed up how quickly transactions get completed.
A Consolidated View Through Project 360
The platform also includes a feature called 'Project 360', which gives a single consolidated view of each development. That covers unit status, escrow account details, financial data, project records, and early warning indicators that can flag issues before they escalate.
Developers running multiple companies can manage everything from one account, with defined user permissions and separate roles for submitting and reviewing transactions, allowing for clearer oversight across teams.
Launch and Wider Context
The platform was launched at a ceremony at Grand Hyatt Dubai, attended by DLD's Acting Director General along with CEOs and officials from both public and private sector organisations.
Eng. Abdullah Ahmed Al Shehi, CEO of the Real Estate Regulatory Agency (RERA) at Dubai Land Department, said: "The launch of the 'Initial Registration' platform represents an investment in the real estate sector's efficiency and readiness for its next phase of growth. As the market expands and its needs evolve, we continue to develop a digital ecosystem that enables developers to manage their projects and complete transactions more effectively, combining faster service delivery with accurate data and effective oversight. By deploying artificial intelligence and strengthening integration among stakeholders, we are enhancing the ease of doing business and reinforcing transparency and governance, building investor confidence and supporting Dubai's long-term competitiveness."
The initiative ties into a broader push across the UAE government to expand the use of artificial intelligence in public services. It aligns with Sheikh Mohammed bin Rashid Al Maktoum's announcement of a framework intended to see 50% of UAE government sectors, services, and operations run through autonomous AI models within two years.
DLD frames the new platform as part of its contribution to the Dubai Real Estate Strategy 2033 and the Dubai Economic Agenda D33, both of which set out ambitions for the emirate's property sector and wider economy over the coming years.
