Dubai tenants who struggle to find a full year's rent in one lump sum could soon have another option: a bank-backed instalment scheme being developed by the Dubai Land Department.
The proposed Rent Now, Pay Later scheme would let eligible tenants repay their annual rent over time through a participating bank, rather than handing landlords a single upfront cheque or a small number of large postdated cheques as is common practice today.
How the scheme would work
Under the mechanism being proposed, a tenant would first select a residential property as usual. A participating bank would then pay the landlord the full annual rent upfront. The tenant would repay the bank in instalments spread over up to 12 months, at zero interest.
That structure would mean landlords still receive their full rent immediately, while tenants get breathing room to spread the cost across the year instead of raising it all at once.
Still a proposal, not a launch
It is important to note that the scheme is not yet operational. No participating bank has been named, and the Dubai Land Department has not confirmed a launch date. Key details, including who would be eligible, how tenants would apply, and the exact repayment terms, have not been finalised.
Despite that, the scheme is expected to launch in September 2026, according to reporting on the plans.
Building on the Flexi Rent programme
The proposed instalment scheme would follow on from the Dubai Land Department's Flexi Rent programme, which launched in June 2026. Flexi Rent already expanded rental payment options in Dubai beyond the traditional single or split cheque model, allowing tenants to pay monthly, quarterly, or semi-annually, with incentives offered by participating real estate companies.
Taken together, the two initiatives point to a broader push by the Dubai Land Department to give tenants more flexible ways to manage rental costs, whether through real estate companies directly, as with Flexi Rent, or through a bank intermediary, as proposed under Rent Now, Pay Later.
For now, tenants and landlords in Dubai will need to wait for further details on eligibility, the application process, and which banks might take part before the newer scheme becomes a practical option. Until then, Flexi Rent remains the concrete option already available for those seeking more flexible rent payment terms.
