Emirati women invested AED2.7 billion ($735.2 million) in Sharjah real estate between January and August 2026, according to figures released by the Sharjah Real Estate Registration Department ahead of Emirati Women's Day.
The data shows 3,737 Emirati women owned 3,385 properties during the period, a 4.2 percent rise in the number of female owners compared with 3,586 in the same period of 2025. The number of properties they held grew 1.9 percent, from 3,322 to 3,385, while the total investment value rose 1.2 percent from AED2.6 billion.
How women fit into Sharjah's wider Emirati investment picture
UAE nationals as a whole invested AED14.9 billion in Sharjah real estate during the first half of 2026, spread across 22,599 properties owned by 9,655 investors. That figure represented roughly 50.6 percent of Sharjah's total H1 2026 transaction value of AED29.5 billion.
Within that national investor pool, women made up 40.7 percent of Emirati owners and were behind 28 percent of traded properties. In value terms, women accounted for 24.7 percent of Emirati investors' sales transactions, against 75.3 percent for men.
Younger investors also featured prominently in the release. Among 5,314 Emiratis aged 18 to 35 who invested AED4.3 billion in Sharjah property through 7,052 properties as of August 2026, women represented 40.5 percent of that group, with 2,152 female investors putting in AED1.5 billion, or 35.4 percent of the youth segment's total value.
Sharjah's broader market momentum
The figures on women's investment arrive against a backdrop of strong overall activity in Sharjah's property market. Total transaction value across the emirate reached AED29.5 billion in the first half of 2026, up 9.3 percent year-on-year, while the number of transactions jumped 23.7 percent to 59,460.
Residential property dominated activity, accounting for 13,501 sales transactions, or 82.2 percent of the total. Industrial property made up 12 percent of transactions and commercial assets 5.7 percent. Muwaileh Commercial led individual areas by volume, recording 2,385 transactions worth AED2.8 billion.
Mortgage lending also picked up, with AED7.6 billion extended across 2,590 transactions in the first half of the year. July alone brought AED7 billion in transactions, a 61.8 percent jump from AED4.4 billion in June.
Why the timing matters
The release of the figures around Emirati Women's Day connects the data to the National Strategy for Empowerment of Emirati Women 2023-2031, which sets out a national framework for expanding women's role in the UAE's economy and society. The Sharjah numbers, spanning ownership counts, property numbers, and investment values, offer one measurable marker of how that participation is playing out in the emirate's real estate sector specifically.
For prospective buyers and investors watching Sharjah, the takeaway is twofold: the market itself is expanding rapidly in transaction volume and value, and the base of Emirati women participating in that market, whether as owners of a single home or as investors across multiple properties, continues to widen alongside it.
